Home Loans

Compare 70+ lenders with a Brisbane broker who explains the trade-offs before you commit — then handles the paperwork from application to settlement.

Overview

Choosing a home loan that suits the way you live

A home loan is the largest financial commitment most people make, yet it's often chosen on a single number. The interest rate matters, but so does the comparison rate (which includes most fees), whether the loan offers an offset account or redraw, how it handles extra repayments, and what happens when a fixed period ends. The right loan for a family upgrading in Carindale can look quite different from the right loan for a couple downsizing in Wynnum. We start with how you intend to live and pay, then find the lender and structure to match.

Lenders assess your application on income, living expenses, existing debts, deposit or equity, and credit history, applying a serviceability buffer of around 3% above the actual rate to make sure you could cope if rates rose. Policies vary widely: some lenders treat bonus, overtime or casual income generously, others discount it heavily; some accept a gifted deposit readily, others want to see genuine savings. Borrowing above 80% of the property's value (a loan-to-value ratio, or LVR, above 80%) generally means paying Lenders Mortgage Insurance, which is why deposit size and the valuation shape both cost and options.

Structure is where a good broker earns their keep. Fixed rates offer certainty but limit extra repayments and can carry break costs; variable rates offer flexibility and usually a full offset account; a split loan can give you some of each. Principal-and-interest repayments build equity, while interest-only can suit specific circumstances such as bridging or investment. We also help you avoid common traps: paying for a package you won't use, cross-collateralising properties unnecessarily, or setting up a loan that can't accommodate a renovation or investment purchase you're already planning.

Why Rannar

Four things you can hold us to

01

Your interests, legally first

Best Interests Duty isn't a slogan — it's the law we work under. Every recommendation is documented and explained.

02

Options, then one clear answer

You'll see the comparison, but you'll also get a straight recommendation. Choice without guidance is just noise.

03

Fast, because timing matters

Contracts have finance dates and rate offers expire. We move quickly and chase lenders so you don't have to.

04

With you long after settlement

Rate reviews, fixed-rate expiries, your next purchase — you keep the same broker and the same phone number.

Questions we hear every week

Straight answers. If yours isn't here, ask — we'll reply personally.

A broker works for you, not a bank. We assess your situation, compare loans from our panel of 50+ lenders, recommend the ones that suit you and manage the application through to settlement. In most cases our service costs you nothing: the lender pays us a commission once your loan settles, and we disclose exactly what that is before you proceed.

Your bank can only offer its own products and will assess you against its own policy. We compare dozens of lenders, know which ones treat your income type, deposit size or property most favourably, and negotiate on your behalf. We are also legally required to act in your best interests, which a bank's lending staff are not.

It depends on your income, living expenses, existing debts, deposit and the lender's assessment rate, and the answer can differ by six figures between lenders. Our borrowing power calculator gives a rough guide; a strategy call gives you a real number based on the lenders most likely to say yes.

Pre-approval typically takes a few business days to two weeks depending on the lender and how complete your paperwork is. Formal approval after you find a property usually takes one to two weeks, and settlement is commonly 30 days from contract in Queensland. We have had loans approved in under ten days when it mattered.

No. Our initial assessment and lender comparison do not involve a credit enquiry. A credit check only happens when we lodge a formal application with the lender you choose, and because we match you to the right lender first, you avoid the multiple enquiries that come from applying to several banks yourself.

No. Alongside home, investment and refinance loans we arrange commercial property finance, business loans, asset and equipment finance, car loans, personal loans and SMSF property loans. Many of our clients are business owners who use us for both their home and their business.
